It’s great owning a home. It’s probably the, if not one of the biggest investments you shall have made in your lifetime. Moreover, there is some sentimental value that’s been built around it, especially among the kids. The thing is, a time comes when you need to “sell my house now!” It doesn’t matter whether you sell your house online or via other means, you’ll need to find a real estate agent to do the job, or do you?
Let’s face it. You’re telling yourself that your present circumstances are such that “I want to sell my house fast.” but you’re having reservations about paying your and the buyer’s brokers the 7% commission that’s taken off from the sale price as their paycheck. You’re doing your math and you realize that if your home has a market value of three hundred thousand dollars ($300,000), you’d be giving up a cool twenty one thousand dollars ($21,000)! There’s a lot of other things you could do or buy with that figure! So you mull over it … how to sell house without a realtor.
Here are some of the steps you can take should you make up your mind to forget about getting a real estate agent in selling the house as-is:
- Put a price tag on your home with the purpose of selling it. In other words, be realistic. Don’t overprice it. Make sure the figure you put on it is competitive. Sometimes, especially if you’ve lived a long time in your home, you’d feel like you have to overprice it. Don’t fall for that. Make your asking price realistic. Don’t forget, your goal is to “sell my house quick.”
- Your prospective buyers should know about your property. Market it! Put up “For sale” signs, develop some brochures, put in an ad on Craigslist, FSBO and other “For Sale By Owner” sites. Don’t forget setting up a website for the property. A few clear photos of the property that focus on its great features are sure to catch the eye of the public. If you need assistance with this aspect of marketing there are actually professionals who can create an advertising package for you. Sure you’ll have to invest a little on advertising your property, but it’ll be a fraction of the agent’s commission.
- Know and include your property’s selling attributes. Always include in your advertising materials the number of bedrooms and bathrooms, total square footage, size of the lot, location highlights and sizzle features that will grab the attention of potential buyers.
- Photos, photos, photos! They are worth a thousand words and are more likely to draw a buyer to your property. Be sure to make your home the best model it can be by tidying up before the shoot. Keep the rooms clean and clutter free.
- You’ve got to be ready to show your house. Picture a spring cleaning … scrubbing the kitchen counters and cabinets … carpet shampooing, cleaning the linoleum and even the front and back yards. And, put away or stash your personal keepsakes in the drawers. The end result should be a home that’s spic and span with no personal things seen around.
This is how to sell house without a realtor. It’ll probably cost you more in terms of time and energy, but if you’re willing and able, you should be in a good position to sell your place in no time at all.
