They say that you only get one chance to make a strong first impression, and this especially holds true in the real estate industry. You want to make sure your Las Vegas home captures the attention of buyers, but this does not mean you have to max out your credit cards just to get your place ready to list. These tips will help prep your Las Vegas home on a smaller budget.
- Give your spare room a purpose other than holding odds and ends. You can borrow furniture or pick up a few things at garage sales to create a guest room, office, etc.
- Modernize your lighting. A pendant above the dining room table and a nontraditional chandelier in the bedroom will become focal points in these rooms.
- Clean the refrigerator door. You don’t have to get rid of all your magnets (unless they are out of control), but you should remove menus, notes, bills, etc.
- Change handles and knobs on cabinetry drawers and doors.
- Give your landscaping a little attention. Mow the lawn, pull weeds, and plant a few flowers. You can use planters if you don’t want to fuss with flowerbeds.
- Use exterior paint where needed. Putting a fresh coat on window shutters, trim and the door will draw attention away from other blemishes, like faded siding or cracks in driveway.
- Address what’s beneath your feet. Carpets should be steam-cleaned and hard floors scrubbed. If you have wood floors that have seen better days consider renting a buffer.
- Give tubs and showers attention. Clean the buildup in the shower door tracks and re-grout, if necessary. If you have hard water, you may also need to use CLR to deal with the rust.
- Deep clean everything, and this includes baseboards, mini blinds, celling fans, etc.
- Make a statement with your front door. Maybe it needs repainting or perhaps you want to add an intriguing doorknocker that will really leave a lasting impression. Don’t forget a doormat, too!
- Make it smell nice. You want to avoid air fresheners and perfume-like smells that can aggravate allergies in sensitive people. Stick with fresh cut flowers or great-smelling plants. Mint plants are ideal and they are easy to grow.
- Rent a power washer. Use this to clean the exterior of your home, driveway, walkways and the back deck or patio.
- Add a few mirrors to make rooms appear larger than they are.
- Decorate your outdoor living space with potted plants. The great thing about planters is you can put them anywhere and don’t really have to deal with weeds. Place them in mulched flowerbeds and on the front porch and deck or patio.
- Add or improve outdoor lighting. Make sure your home offers a great impression when buyers drive by at night, too.
- Focus on the kitchen. This is the room that generally holds the most weight with decisions. If you are going to splurge on any upgrades the kitchen is the place to do it. If appliances are staying make sure they are spotless.
Listing a home takes a lot of mental preparation, but it also demands a little physical effort, too. Use this list to get your Las Vegas home ready for the market and a quick sale!
